Prepayment/foreclosure treatment depends on the borrower type, loan purpose, fixed versus floating structure, source of funds, lender category, contract and current regulatory directions. Verify the rule that applies to your exact loan on the closure date rather than quoting an old forum post.
Ask for a written foreclosure statement
| Line | What to verify |
|---|---|
| Principal outstanding | Matches latest ledger |
| Interest to closure date | Exact daily/period calculation |
| Prepayment/foreclosure charge | Contractual/regulatory basis if any |
| Other charges | Document, legal or service items |
| Total and validity date | How long the quote is valid |
Separate foreclosure from balance transfer
If another lender is taking over the loan, include every switching cost and the timing of document release. A lower new rate is irrelevant if the transfer cost takes years to recover.
Collect the closure pack
- Final payment proof.
- No-dues/closure certificate.
- Statement showing zero balance.
- Release of original property documents.
- Charge/lien release steps applicable to the property and lender.
- Fresh credit report after reporting updates.
Dispute the exact charge, not the whole closure
If you believe a fee is not permitted, ask the lender to identify the contract clause and current regulatory basis. Preserve the sanction letter, loan agreement and foreclosure statement. Use the lender grievance process first, then the current RBI CMS for an eligible unresolved regulated-entity complaint.
Decision rule: foreclosure is complete only when the money, documents, account status and security release all reconcile—not merely when you make the final transfer.
